Good morning - 

When looking for a GC and being OOS, it poses extra challenges.  At Atlas Property Management, we have construction in-house which is a bonus for OOS investors.  We are not a RE firm, but have a strong network of agents if you need any assistance there.  Looking forward to hearing from you.

That is a risky cap rate. There are still many good deals in Kansas City Missouri with strong appreciation.  If I can help with a team in KC or in St Louis, please reach out.  As an OOS investor, you need a good and dependable team.
