Good a.m. - 

If you can find small MF (2 - 4 ) and that is tough right now and the numbers make sense, that would be my recommendation.  You can spread the risk a bit if one unit is vacant for a few months.  There is a bit more work as you have more tenants, but that is where a good property manager comes into play.  Please reach out if you would like to discuss.

Hi Linh - 

I would agree to take a look at Blue Springs and Lee's Summit.  Those are good areas and you may find better returns than Johnson County.  Let me know if you would like to discuss.

Hi - 

I agree with @Steven May, if all makes sense and it will cash flow, worth an offer.  KC has many great areas that have strong rentals.  Maybe take a look around the area to see how comfortable you feel with the neighborhood and other rental rates. Please reach out if I can be of any assistance.

@Patrick Thomas Dickinson - Good morning - Zip codes can sometimes be tricky as neighborhoods can change within a particular zip.  Areas to consider are Raytown, Liberty, parts of Independence, Gladstone, Lee's Summit and Blue Springs.  There are a number of good areas within KC proper.  The areas around Research Hospital are proving to be good in terms of good value.  Reach out if I can be of any assistance.

Rahul - 

The Midwest continues to perform.  Kansas City is a great market, and while you will not get the warmer temps from FL, you will see a wonderful quality of life.  The areas around KC still have good bargains to help you reach your investment goals.  Let me know if you would like to chat.
