@Seth Mattox it can be done from a distance, but I think the quality of service will be sub-par and it will take a lot of extra effort. The wise choice is to hire a professional property manager in that area until you have enough properties to justify moving someone there.

As the CEO of the company, I’ve had intimate experience managing properties remotely. We've successfully handled operations from a distance by hiring local professionals for tasks like placing signs and lockboxes, photographers for property photos, and inspection companies for thorough inspections. We review the reports and feedback they provide and take any necessary actions based on that information. There's no need to be physically present to manage properties effectively.

Show your value as a partner in their investment. Proactively communicate the performance of their investment. Find out what is motivating them and lean in on that. Glad to hear they are metered separate, always a pain when not. I would ensure receiving mail is not going to be a cluster as well as shared yard/spaces are addressed. Good luck & happy investing!

Huge red flag. Also an accounting nightmare. Could get tricky when it comes to late fees, maintenance charges, eviction process or any fee/charge the tenant decides to dispute. Good luck & happy investing.

Simply document your attempts to remedy the issue. Unfortunately we can't force a tenant to act however we can CYA!

I would recommend to remove them completely. As you mentioned they really take away the visibility from the street and roots could pose problems down the stretch. Good luck & happy investing!
