What do you do after giving tenant notice to move and they don't mmove
I have a tenant that I gave them their 30 days' notice to move, and they have no plans on moving. The end of the 30-day notice is soon coming to an end. So, the question is, when I go there on the last day of the 30 days and their still there, can I go the next day to the magistrates and file for eviction or do I have to give them a notice to quit and wait 3 days?
I have had them move out in the middle of the or had to evict them for breaking the lease. This one's new to me.

Start the eviction for non-payment.
If I'm not mistaken, only the landlord, property manager, or attorney can file for eviction. I suggest your friend hire an attorney and do this the right way. Another mistake will just stretch this out and embolden the tenant.
