No, the security deposit is not a negotiation tool for the tenant.

Hi Margaret. Sorry you are having to deal with this issue as a new landlord. No you cannot use the deposit to pay for the door. The tenant would be on the hook to pay and hope he does have insurance. I would make it common practice to require a tenant policy be in place during lease term. Good luck & happy investing!

Hi Benjamin, welcome to BP! According to our lease agreement, pest control responsibilities fall on the tenant. The owner would cover the cost during vacancies and within the first week or so of a new tenancy if needed as a courtesy. Great idea to address pest control at the time of lease renewal since it's a recurring issue. Good luck & happy investing!

Oh no, that's unfortunate to hear. I recently encountered a similar issue myself. There was an agent who assumed the role of property manager, handling rent collection, but failed to pass the payments onto the owner. Shockingly, this went on for nearly six months before coming to me for help! I hope you're able to resolve this matter swiftly. Good luck & happy investing!

Hi Nicholas, I would recommend you check out Rent Finer and Rent Range. Rent Finder utilizes AI more but both are worth taking a look. Good luck & happy investing!

Welcome to BP and congratulations on your upcoming exam! I recommend finding and listening to real estate podcasts. They were incredibly helpful for me in solidifying what I was reading and learning during my studies. I also discovered some excellent YouTube channels that discuss test material and sample questions, which I watched regularly. You can only do so much reading, and the podcasts and videos really helped switch up my study routine. Good luck to you!
