I wouldn’t recommend agreeing to reimburse, as it could lead to a wave of additional reimbursement requests. The tenant chose to use a hot spot rather than opting for a location with free Wi-Fi. Good luck & happy investing!

If there's clear evidence of tenant misuse or negligence, I would proceed with charging the tenant. However, it doesn’t seem like the tenant is at fault for the issues you described. A good vendor will often provide insights and a documented professional opinion, which can serve as third-party confirmation. This documentation will be helpful if you ultimately decide to charge the tenant for repairs. Good luck & happy investing!

I recommend checking out a company called PointCentral. They offer a range of options for monitoring vacant properties, including some handy sensors that attach to water heaters and alert you if water is detected in the drip pan. Definitely worth a look. Good luck & happy investing!

I would bill the tenant for any charges incurred due to the lease agreement violation. Good luck with this one!

 Did you offer it as an opt in fee or a mandatory fee? 

We're already doing the preventative maintenance inspections and want to start doing annual gutter cleanings. But we'd also like to be compensated for this cost especially since we are offering our residents a service. 


We offered it as mandatory, It did not go over well.
