I use a company called NestEgg and I would advise everyone give them a try. Its still self management as they are an AI technology. It's free to use for all their back end systems and organization. They also will take all your repair requests and alert you when you have one. No late night phone calls. They also have a team of verified repair companies that they have prenegotaited rates with. These repairs come with a 14 day happiness gauantee, meanining no getting ripped off by contractors.

And despite comments by some PMs on here to me, you don't always get what you pay for. They will do everything but pay your bills, so as long as you can do that this is the best PM alternative  I've found.

Last night, I had a friend approach me and wanted to help me turn my real estate insight and coaching into a tech product that would help new AND growing investors determine what type of investing they would be most successful at. I would look for an experienced investor who would take equity in your deals in exchange for their expertise.

Turnkeys would be great if you didnt have to use their company's property management.

@Nathan Gesner In my experience, AI technology is changing what is cheap and what you pay for.@Mary Aviles I can see where some contractors are less expensive, but the 14 day happiness gaurantee has saved my friend thousands. I would guess their price would go down as they grow and get more providers on payroll. I don't knond paying more for some repairs because I don't need to pay a PM. EVERY PM I've had experience with wasnt worth the 10% or even 7% they recieved. I'm happy with them and if nothing else, its great to be able to turn over managment in a pinch. 

AI tech is doing things for the price that PM's cant. Soon, they will be placing renters in units for less than one month's rent. I don't know a PM who does that!
