I retired from the fire service in 2015 to be a fulltime real estate buy and hold investor. But life came crashing down when my wife asked for a divorce right when our company was at its most vulnerable. I've managed my portfolio form a distance (3 hrs) and through a poop PM ( you know who you are, shame on you) and kept it afloat but what i have left I'm threated to lose. That sends me back into a workpool I never anticipated having to venture back into but I now need it for the borrowig power. I had my dream and then I had a nightmare. I'm the underdog right now coming through it all. I'm starting a podcast to guide the REI community faster into accepting the tech instruments that are being developed around them. Its called Tech, Trends & Tricks of Real Estate investing. I'm a rags to riches to rags to??? story right now. The worst part is I've been preyed on by poor investors who don't know how to craft a fair deal, so I've gained a large amount of respect and understanding for the distressed seller. ( I dare you to post a "while I'm still down" story) People want to know why no one speaks up when they are in the gutter...its because no one really wants to hear about it until they know you are safe on the otherside.

@Issac S. you are ignorant. Where I live is not where I rent. Where I live has no bearing on domestic violence. I aksed for wisdom. Not ignorance. Apparently, if I wanted ignorance I should have come straight to you.

I'm looking to see if anyone has had anyexperience with something similar happening? What was something you wish you did differently? I'm looking for someone with experience and wisdom for their guidance.

It's very infrequently that I find myself without a solution to a problem. But, has anyone had this happen to them? Who is my best ally in this situation? All I've gotten was an email from my PM saying that he will be in touch once he hears more. I'm about to call the police department. Who has some experience here?

Do you use Stessa?

What technology do you use in your business to automate your processes OR just make life easier? Are their apps, websites, or companies you have used?

@Stuart Grazier Like @Account Closed said NestEgg is a great AI based tech solution to eliminating the cost of a PM. They are now full service in both Milwaukee and Chicago. They give you the backend software to manage it yourself plus you benefit from them taking all tenant calls so you don't have to. They also have service providers, repair men and leasing agents. They have a promo going on now where they will pay for your first hour of repair or service provided through their app. They have prenegotiated rates with background checked and approved contractors and the repairs come along with a 14 day happiness guarantee. I use them on my house as well as my property.  Anyone can use their service, they just dont have agents everywhere.
