NestEgg.rent is an online and app rescource for property owners that uses AI technology and other technologies to provide superior service at little to no cost. They also have pre-negotiated prices with local service providers to ensure if you need work done that its at the right price and the service provider has passed their prorpietary background and quality check. Lastly, (my fav) they have a 14 day happiness gaurantee for all work compeleted. That's amazing to me given the amount of BS I and my friends have been through with contractors. You can do a full rehab through this service, which to me seems crazy. Right now they have a promo for a FREE hour off ANY service if you use the promo code 2020VISION @Brie Schmidt don't you use them?

Look property tech companies who can help you solve your problems using AI. Certain companies give all the backend processing away for free. I'm in love with NestEgg.rent. They have the ability to diagnose a tenant complaint with AI and then ask if you want a preapproved service or repair provider to execute the work at a discounted price. Their app tracks the repair and lets the landlord know when its completed. The company provides a free 14 day happiness guarantee for all repairs made through them. They have blown up in Chicago with over 3000 units being managed and they are expanding everywhere across the country currently.   

I got a code for $50 off the first repair. I don't know how long it is good for but when you get to their website add "/join" to the home address and then there is a place to enter the code HATCH2019. Then you just enter in your property addresses and they will provide rent collection. They have a couple features you can pay for like rent assurance where you get your rent paid even if your tenants stop paying. It's been the coolest proptech companies I've seen yet.

I've been really interested to try and find the best and most useful technology to support the self managing owner. What have people out there found? I'm currently researching this topic as I know new companies are cropping up everywhere. What are people liking, disliking, and what problems STILL cannot be solved using tech?

The REITS and Family Money (the right way to run syndications) takes 10% for syndicator and money is already raised. But, you have to be time tested and proven. Not new and learning as you go. The poor always get the worst deals. If ANYONE needs introductions to the direct SPONSOR of a deal who has a clean background and ISN't under SEC investigation I'm happy to connect you. I know of more than one syndicator on this platform that is under investigation. The risk is not the $ its the people.
