I have clients in Dallas/Ft Worth looking to house hack so I enjoyed listening to it. It was fun hearing the client's perspective, hope they do more shows like this. So many strategies, many of my clients just think they need to buy a duplex. I have done a form of house hacking with 2 of my previous primary residences via garage apartment (ADU) and renting a second master bedroom on the first floor of a townhome, we put a refrigerator and microwave in there (it had a private entrance, too, which was perfect). My current house does not have an income suite- I miss that extra cash for sure! Even considering building out my attic, LOL. Always thinking of ways for my assets to cash flow!

I would ask them how they go about searching for investment properties and if they own investment properties. Ask about cap rates they are seeing in the area you want to invest in. I really wouldn't use an agent that did not invest themselves. When I have tried looking for investment minded agents in other cities (I am only licensed in DFW), I have found some luck finding agents on Instagram. For example if I were looking in Dallas, I would search hashtags like dallasrealtor, dallasinvestor, dallasrentals, dallasrealestateinvestor, etc. Then I look at their profile to see if I can get a link to their website or more info to see if they are an investor and agent. @Nerissa Marbury I would not mind, but unfortunately I don't remember and now I have sold that house. I was able to get the house 3 months rented to a travelling nurse before I sold it. I found the nurse through a facebook group.

Thanks for the info @Greg H.! I am definitely going to check into this as my broker does not use the MLS and I am paying his fees. When I signed up 3 years ago they told me my broker had to be a member. I could save a lot of money if I could cancel his membership and I just paid for 2020 annual fees last week, I want a refund!

Just a note, in Dallas I could not join an association (for MLS access) without my broker being part of the association as well. So I don't think you can join early in Texas without being under a broker. You could call one of the Houston associations and ask (I think that's where you live based on profile). Good luck!

I originally got my license to sell my own houses, too, but I had five properties to sell. For only one house, I don't think it's worth getting licensed because of the overhead and time commitment for you to get licensed and maintain it. There are other ways to save on commission when selling. Regarding your question, the suggestions above are great and there are many small brokerages that will accept part time agents.

I did mine online and it was fine. 

But since then, I have gone to CE classes in the classroom and found that it was much better. I enjoyed the networking and the class discussions. I have gotten a lot out of the classes that were not in the books. Great tips and people sharing real world experiences. 

Although, I was working a full time job when I got my license so it would have been difficult going to class. 

If you have the availability, I would recommend in classroom. Good luck!
