I collect 3 post dated checks from my tenants for the next 3 months so I always have a check to deposit on the first. I like to check on my properties each quarter and replace air filters so this is a reminder to do that. I’ve never had a late payment in the five years I have had rentals!

Thanks @Bruce Lynn . I got a 12 month tenant, but literally an hour after he signed the lease I had a company contact me inquiring about a short term lease. That company specializes in finding short term housing that insurance pays for, like when a person's house floods and they need temporary housing. I was happy to make the connection with this company for future reference because I'd love to try it out! I do think it needs to be furnished, so when there are vacancies, put it on Air BNB and I don't mind managing that temporarily while looking for a 2 or 3 month tenant. I joined Gypsy Travel Nurse as well and looks like there are a lot of good leads on there. However, I will try it again when I have another tenant move out.

Does anyone have a furnished, corporate apartment they rent out in Dallas? I just had a tenant give notice and am considering furnishing my rental and having it be short term housing (3 months or more) for nurses/doctors as it is close to a major hospital or corporate as it is very close to Downtown Dallas.

I just don't know where to advertise this or how much it could rent for. Currently, I rent it at $1800/mo for a year or more lease (unfurnished). It's 2/2 and 1100SF near Bishop Arts (it's new construx, 2 years old). 

I don't want to do Air B&B because I don't live close enough to manage it with the high turn over.

I am a realtor in DFW and would not charge more than 3% as the listing agent. You would also have to pay 3% to the buyer's agent for a total of 6%.
