Hello to all, 

Disclaimer: I have not done a deal yet, nor is my RE license hung on any wall. 

But it has got me to thinking. I will be getting my broker license eventually, and will get my first wholesale deal soon through hard work. But my question is this. Is it ethical to act as both? Obviously I don't mean on the same deal, but lets say you talk to a seller as an agent, and realize that they are motivated, so can you tell them that you are also an investor and would like to buy their home quick for cash without taking it to the MLS, and proceed from there. Vice versa, if a seller you marketed to as a wholesaler ends up wanting to take it to MLS, and you step in and say I am also an agent, and could represent you. Obviously, all this takes into account that in your PSA with sellers as a wholesaler you have agency disclosures and all. Is this illegal? Is this unethical? Thank you in advance.

Hello, 

After following @Ned Carey's advice and listening to podcast 67 with Tim Gordon, I would like to insert a "no inspection" clause in my assignment contract. I would like the end cash buyer to do his inspecting before signing the contract. Does anyone have the lingo they use to put this clause in their contract? This may be a stupid question and you might just tell me that just putting in "no inspection" is good enough, and in that case, that is still helpful. Thank you in advance.

@Sean OTooleAs an econ major, I completely agree with you with regards to opportunity cost. The hard part is realizing when its right to switch over. But thank you for the advice.

Hey @Arthur Fuller II thanks for the input. I've never gone down to the assessors office. How does it work? I present them with a couple addresses, and they give me names and mailing addresses? And I've heard that the assessor has a list themselves, and youre telling me its bad lol. What makes it bad? is it inaccurate?

Hey guys, 

As many of you Los Angeles investors know, our assessor/appraisal district website sucks. When you look up a property, you don't get much information. You can't see the person's mailing address to see if they're absentee owners, etc. I was wondering if you guys had any tips or strategies on finding more information about sellers/properties. When I go driving for dollars and see properties that I might be interested in, I can't look up the owner or anything. Is the only option to pay for these services through places like Propertyradar?
