This is completely irrelevent, but I didn't know where else to ask you. I am currently reading your book (Page 223 and loving it), but I am sort of confused. You mention after signing the contract, get a contractor bid, and after, get an actual inspector to give you more well defined information. But, as a new investor, looking at many homes before even signing a contract, how can I get an estimate of the rehab costs? Earlier in the book you mentioned that you can pay a contractor like $50 for a bid, but what if 30 homes look intriguing to me? I can't call a contractor to give me a bid on all of them because that will be too expensive. The reason I think so many homes will look attractive to me is that I might think rehab costs are only $20k, while its actually $50k. That would make me excited over something I shouldn't, and I feel like that can happen to many homes that I look at. Any suggestions? I purchased your book "estimating rehab costs" as well, so I am hoping that after reading that, I will get a better idea. I realize this question is a bit premature, since I haven't read both your books fully yet, but its itching at me, and I had to ask. Thanks in advance!

Hello forum, 

Since I want to lead with revenue, and not expenses, I figured I should at least try door knocking, craigslist, etc before blowing all my money on direct mail. 

I'm wondering in a specific market, what type of area do you look for to reach out to? Regardless whether its a direct mail campaign or door to door, you're essentially trying to get to those motivated sellers. I'm in Los Angeles, and I'm wondering if you pick owner occupied areas to go door to door knocking, or blue collar neighborhoods, etc. If i choose lower income areas, most will be renters and they have no authority or say in selling the home, and would most likely not want to give owners information to me. But I also feel like nicer areas with more owner occupied will be much less motivated to sell. 

In addition, when you mail to absentee owners, do you essentially handle from beginning to end over the phone and things like docusign? How do you get inside the home for inspections and to show end buyers? If there is a tenant, do you just schedule a time with their permission? What is its vacant? How do you get an out of state owner to let you in.
