hello all I'm looking for a lender that I can qualify for,a heloc  I just bought my firsts property in Franklin park and it was a great deal I'll be living in it for 2yrs then renting it out I got a 203k loan the purchase price was 134k with 61k in repairs the house appraised for 270k I purchased it in September made my first payment Nov. 15th there have been a few issues that were unforseen and I need a loan to finish and some extra for financial issues that came up does anyone know of a lender in illinois that can help thanks in advance

Hello all! Ok so I'm purchasing a home for me and my family it's an estate sale the financing is FHA 203k purchase price is 143,250 with a 4% seller credit and 40k added for the repairs I have the seller credit to pay for the closing costs however we've had a issue with the downpayment money i close on July 21st 2017 and I'm worried I'll be short how can I obtain the 3.5% down from the seller? Or any other ways PLEASE HELP this is the dream home I can't lose it

 hello bp im currently looking to obtain a property to live in and hold for about 2 years i need a home to live in and this will get me started in my investing..my question is if the owner of the home adds me on the title with them,how long do i have to wait in order to get a cash out refinance? there is no mortgage but has about 65k in back taxes which i cant pay unless i get a cash out refi.I know that if i bought the home from them and was on title by myself i would have to wait 6 months to a year, so if they added me on the title then maybe i could cash out right away? maybe?

actually I will be living there for the next 4 years also i cannot get traditional funding for this property and had money seems like it maybe to costly can anyone help?

 hello I have a property that's located in cook county I'll  does anyone know of any programs that help with delinquent taxes on property or loan programs that help with that? I have control of this property but can't seem to get the funds for the liens I'm sure that any bank wont refi this property if the taxes aren't up to date so I'm kinda stuck and my credit is in the can

even if I refinance as a primary? cause thsts my intention it will be my home not for an investment
