depends on the square footage you can estimate cost per square foot but it depends in the materials your using and what they cost in your area, when you say not salvageable what do you mean exactly?

so i have done a few hours of research on here and STILL cannot find anyone who can tell me the ins and outs of an Illinois wholesale contract. the entire break down of the contract why it is used in illinois,what should or should not be in the contract, an explanation of what iam reading,what goes where, ETC,ETC...So with that said any help from a PRO would be helpfull since i dont want to labled as "that guy". While almost all the posts on here are geared to help there are just as many threads talking about "the newb" who did this or that wrong now im all for trial and error and learning from your mistakes however why would any of us want to learn a costly lesson when alot of us are working with little to no capital. I see on here all the time that no one should listen to the gurus or pay thousands for a class or use online contracts which i agree but should it be this hard to get detailed information. So please someone anyone in the illinois area please help me not become the laughing stock of a future post
has anyone used the ilFLS.com website? Is it worth the time is also does foreclosures and FSBO's as well please let me know your feed back would be help full thanks

right i ment i couldnt get ahold of anyone from mrf i know that they buy in bulk. So how does one try and obtain this to sell or wholesale or buy and hold thats why i posted this to see if anyone has or knows how to get a property from these buyers of nonperforming notes

how was i pushing a bad deal? there asking 195 however you and i know that she wont ever get that even if someone had a conventional loan thats why i asked for some advise. Iam goin to offer her a cash price in the next few days shes open to a cash price and motivated but i need some professional negotiating points
have a property in my area done all the leg work to find out who actually owns the bank note?? the records say that OCWEN had the note after the forclosure but in march sold it to MRF ONE ILLINOIS LLC however they both have the same address and when i called ocwen to get the info they dont have any info and the mrf compnay seems to not exist i want to buy this property it has huge potential its vacant for 5 plus years and in good condition needs about 20,000 in repair 3br 1bath roofs new no structural problems or water damage please help

hello my name is mike iam a novice investor with a potential wholesale deal on the table theres a property in my area a suburb outside Chicago nice neighborhood its FSBO. The owner is the daughter of the couple who past and they want 195,000 it has 2br,2bath full basement,fenced yard needs no work but kitchen and bath could definitely use upgrades but could definitely be a turn key or rental seems like a no a no brainer however comparables in the area are 149 to 173 and those have full remodels done and most have 3br there about 30% above price on zillow(i know thats just an estimate) the one thing that really stands out is that the house is directly behind the train tracks so location is whats causing the home to be not sold with that high price any advice to help me close this would be fantastic thank you
