hello BP can anyone help with directing me to a hard money or private lender I need 25,000 to buy a property for the back taxes that will be deeded by august 8th this is tome sensitive and my first deal please help I'm willing to partner with some one

Also would a promissory note to the seller for a certain amount be a good idea?

if a property is bought by a tax buyer and is about to be deeded can I buy the certificate from the tax buyer so I can own Said property at the tax bought cost?, Can those certificates even be transfered from one buyer to the next? Since I don't have any right to the property if I paid the taxes off I still wouldn't have claim to the property and couldn't fix and flip it correct? I'm under the assumption that I need to either get the certificate or have the owner/owners quit claim it to me before the property is deeded right???

ok so i have 3 properties that i know the owners dont want anything to do with them anymore 2 are in terrible shape but the land is in a good area and one is definitely in good enough shape to fix and flip and in a good area on three lots, iam a novice investor and have no equity except all the due diligence ive done im goin to the lasalle building tomorrow to get an estimate of redemption on all three tomorrow  since i have no money to buy these properties what could i do? ive thought about these for close to a year and i have no strategy what can i do? would i have more leverage from a buyer if i get the onwers to quit claim them to me?  

ok my question is if the owner has abandon the property and has not paid taxes in years and some of the taxes have been sold in a tax sale by a tax buyer.BUT have not yet been deeded to the tax buyer/buyers does the owner still have claim to the property? Also if the owners have no interst in saving tis property can i buy the taxes,all the liens and encumbrances and then be the owner? or do i have to have the owners sign over the propertys to me?

the property is in river grove illinois I'm sure there has been no tax sale from what I can see on the cook county tax portal no heirs have taken interest but I'm almost positive I could get this property for nothing with some good negotiating

   so this property is severly distressed property taxes not paid since 2010(went to the court house to find out exactly) i see that she is still on the title and cant find if there was a will however i searched on line and found that she does have 2 sons and a daughter my question is do i have to contact them to buy the land? or can i go about it another way since they obviously dont want to deal with it the house must be torn down its a shack and not at all livable but it is in a great area has anyone ever delt with this issue? wht did you do? what can be done? would it be beneficial to obatin this property for nothing to buld to suit for a rental?

the taxes are about and I'm just estimating close to 40,000( probably more with all the incumbrences that I don't know of yet) they exceed the current value of the house the home needs to be torn down however I think that the land value might be around 40 as well so Idk what happens in this case does it just sit there till when ever I mean I don't see away around the taxes 

hello everyone this is a property that I have had on my mind for quite along time can anyone (which I don't think anyone can) tell me if there is any sort of creative idea that works with this kind of problem? What happens state wide at that point where is been boarded up and even the tax buyer for 2 of the years has walked away. there's back taxes since 2008 and abandon since 2007
