Hi all,

I am an experienced flipper who's main focus has been in San Diego County, but have done deals all over Ca.  I am contemplating expanding my operations to the Sacramento Market (currently on pace to do 30 deals this year in San Diego).  Just looking for feedback from local operators and to network with contractors, agents who can bring acceptable investments to the table and other industry professionals in the space.  

I know levels of distressed inventory is way down, but from my initial DD it appears there are enough deals around to keep a small operation humming.

@robertadams. Sorry I am late to respond.  I just bought another rental out in LV, this one is in North Vegas, a more questionable area then the last purchase.  

Are you still seeing success using gosection8.com for prospective tenants?

I use Lendinghome on the vast majority of my flips. They are simply the best lending option I have encountered.

They are tough to deal with, they don't listen to their customers. I worked for a group that bought over 50 properties from auction.com. It seems lately most of their inventory has evaporated. There trustee sales are a joke, they create a circus like atmosphere in a local hotel banquet hall and the auctioneer will discuss ARV and tell the bidders they are missing out if it's about to revert to the bank while he is looking at the reserve price. Totally unethical at a Trustee sale.

When they first popped up with REO's on the site, it was free money in 2012. Now properties in CA are getting bid incredibly thin. Margin has vanished.

I have a rehab property In Salinas, Ca that I need a solid licensed contractor for.  It's a quick and easy cosmetic renovation, looking for a contractor that understands pricing that makes sense for an investor and I am smart enough to realize they need to make enough for it to make sense for them also.

Shocked by some of the local quotes I have received thus far.  For example I received a bid with an interior paint number on a 1100/ft house for $4300!! I pay $1200 for the same paint job in San Diego. 

Help appreciated.

Hi, I am not local but I just bought a rehab property in Salinas.  I am looking for a few more contractor bids.  Anyone have a solid licensed contractor who has reasonable pricing for an investor.
