Looks good. I like the backsplash- where did you get the tiles? We use same countertops, they are my favorite right now.

Jay is correct, and the portals fee structures are not competitive with most hard money lenders in my case. I do have many deals under my belt and a strong track record so the HML are willing to give me a very competitive rate. Also the crowdfunding portals take too long and the structures to cumbersome. Time kills deals.

Safe to say all of these TV shows are a complete joke, the only reason to do them is if you want to parlay the TV show into "education" where you scam people for $30,000 at a time.

30 current deals? That is impressive in SD. What do you vest your deals under? If you double, then paying developers to build a proprietary system may make sense. I have 7 projects going currently and am fine using excel and quickbooks.

 How many properties go per day at the auction? Do you do your bidding online?  

Was your anticipated ARV below $199k at purchase? Seems like a good margin, why do you think you were able to buy this deal at the auction? Was it vacant at COE?

What was your total hold time and days on market?

I'm just curious about the market, sorry for all the questions
