Experienced investor looking to expand into Sacramento

Hi all,

I am an experienced flipper who's main focus has been in San Diego County, but have done deals all over Ca.  I am contemplating expanding my operations to the Sacramento Market (currently on pace to do 30 deals this year in San Diego).  Just looking for feedback from local operators and to network with contractors, agents who can bring acceptable investments to the table and other industry professionals in the space.  

I know levels of distressed inventory is way down, but from my initial DD it appears there are enough deals around to keep a small operation humming.
