Wondering about doing some ground up developments in Reno area, anyone have lenders (local banks would be best option I assume) and or GC's to recommend? 

Anyone know what typical construction cost per square foot is for new builds with an exit of around ~200~300k in the area?

The agent would have to have a listing agreement with the seller, not the wholesaler.

@Michael Swan I see you posting your same story a lot. Congratulations on executed a well thought out plan that coincided with some great market timing.  I have to say though your stance that "flipping is rampant and the market is going to crash" is just flat out ignorant. 

How does buying a distressed home for under market value, renovating that home and then selling it at market value demonstrate to you an unhealthy market?  And flipping in SD is not at its peak, there are 0-4 properties being sold a day at the steps to third party investors. In 2010 there were 25 a day. Most of the institutional based capital has left the Socal flipping market. 

"Flipping" seems to be a dirty word, and if you are insinuating that people are buying houses, doing no improvements and then selling a few months later just based on appreciation in San Diego then you are  greatly out of touch with the market.

@Sean OToole Thanks for chiming in.  Yeah, what I envision to build out would be too costly for my current volume.  I didn't care for Podio at all, I do use your service a lot and it's great for it's purpose.

I'm looking to put all the excel spreadsheets I currently maintain to gather our firm's data (acquisition cost sheets, renovation cost sheets, sales costs sheets, net sheets of the deal) into an online platform where everyone in the company can easily access them.

 I worked for a large institutional backed company previously and they had a very expansive inventory system which also was able to pull data from the trustee companies to gather info in one place just like Foreclosure radar except it was better then foreclosure radar.  

I'm looking to build out a slimmed down version of this program for my current needs.  Someone that flips at volume would understand what I am saying, others may not.
