I'd say mid-5s is about what I'd expect, depending on your balance sheet and experience.

Most people don't realize they don't need a tax professional in their state, or locally.  Some states, such as NY and CA, have complex tax laws (there are a few others) which would mean you might want someone from your home state.  Other times if your rentals are all concentrated in one or two states, making sure there is a level experience with that state is important.  It's more about the expertise than the closeness to you... most advisers I speak with have done away with in person meetings, or maybe once a year if that.  My point is, look for someone you are comfortable with first and don't get too hung up on where their office is.  The people who have been recommended or posted on this forum are all a great place to start.

@Mary Mitchell self supporting yourself in retirement is a widespread reason why people buy cash flowing rentals, no?

Hi All, just curious if anyone is willing to share any success or failure (or in progress) projects on converting a building, such as a hotel, to a student housing facility.  Perhaps if you've invested in such a project, maybe share how your investment is going?

Nice!  Curious, with rent control in effect, how do you plan on raising rents from 1000 to 1700 ASAP?  What is your projected timeline?

Keep in mind you get what you pay for.  Would you look for a "cost effective" doctor or lawyer if you determined you really needed their expertise?
