Does a 203k loan have to be for a house that needs a certain amount of fix up for a property and what are the qualifications for it as well?

If I’m wanting to fix and flip what is the best way to go about finding a great deal and making sure I don’t lose any money and what’s usually a good amount of profit that people look for in a fix and flip? Thinking about doing 1 this year for more experience in this field and just extra cash as well. But want to do it the right way.

What is the best way to scale my investments. I want to do a few multi family properties first but then do I move to commercial side or just stay with residential real estate?

Does anyone do Facebook groups to meet up with people to help do a partnership where they can provide the money and I can do the manual labor for some equity? Looking to get some experience 

What is a good way to transition into smaller deals and then into bigger deals. I want to do 2 house hacks and then start going commercial and go bigger after I get my foot in the foot.

What is a good % for ROI and COC returns?

If I’m wanting to do a house hack how long of a loan should i look to do. I think I’m going to do a conventional loan on the house because i will have enough for $ for 5% down and also a little room for renovations but not too much. 

How do I know if a property is going to be a good long term investment and also predicting everything from year to year?
