How do I know if a property is going to be a good long term investment and also predicting everything from year to year?

Thats a million dollar question, sometimes literally.  There are some general questions to ask about the area, then look at some stats.    Is this an area people are moving to or moving out of.   How are the employment opportunities and are companies looking to expand there.  What has the appreciation been over the last 5 years compared to the national average.  10 years?  How does the cost of living compare to the average home price?  Is there still room to grow?
