can someone explain to me what a subject to loan is and why anyone would ever want someone to do this for them? Confused on topic. I believe this means you just takeover their loan.

Is it possible to create an LLC, Buy Properties and place them in it, then rent it yourself from your LLC? What would be the benefits from this?

Can somebody explain LLC's and How I should structure it. I've done some research and was told you can do that and then put it into a holding company and then put it into a Trust? Or maybe a corporation? I'm all over the place. I would appreciate it if someone could straighten all these out for me and explain each one and how I should go about structuring the whole thing. Thank you!! Also is there an annual fee to have one?

How much money should I keep aside as a reserve for my Properties? I know it all depends on how much you have but if I'm just starting with like a four-plex, what is a good rule of thumb before I start taking money for myself? I'm going to keep reinvesting the cash I make until I get a good reserve. Thank you!!
