How to invest $200k in Real estate for cash flow from Col Ohio?

I never purchase real estate for cash flow and wondering what are my options.

I have been reading this blog for a while and learned few tricks other than that I'm novice.

I though of buying 3 properties and dividing the money as down payments and sometimes I'm thinking of buying 2 in expensive propeties all cash and fixing and renting them.   again the budget is only $200k

@Cliff S. Give it to me for 10 years and I'll pay you 10% a year and you can have your principal back at the end. JK lol.

On a serious note, you have a solid amount of cash and a good idea about how you can spread it around. If I were you I'd start trying to put a local team together. Do your research and find a few realtors and PMs. Fly out and meet with them to see who you'd like to work with. From there you can get recommendations on inspectors, general contractors and other professional services you will need. At that point you can start narrowing down where you want to buy and finding your properties. Good luck.
