Stop using a debit card , use a credit card and pay it off in full every month . You dont get any credit for using a debit card . If your debit card is compromised you may not get your money back . A credit card , you are only responsible for the first $50 .

Move out of New York would be my first thought .   NYC is an expensive market .

Its easy , just pay it off in full every month .

You are not buying a brand new house . Without knowing the numbers or area its hard to say if its a deal or not . But the things mentioned in the report are all minor .  

I recently sold a house and they had a home inspection and they came back with a list and I simply told the buyers , No to any price reduction or the "repairs" . They wanted upgrades to electrical panel that was upgraded in 2009 to current code  (arc fault breakers) they said they would walk , I said good bye .  They still bought the house 

A friend of mine had an earth moving business , worth about 10 million . He went thru a divorce both had lawyers . At the table her lawyer wanted  half of the business , 5 million dollars . His lawyer said no , but he said that 5 million was a good number . he tossed the keys across the table , told her to open the gates at 5 am and warm up the trucks , and a whole list of things , and to cut him a check for 5 million . 

They agreed for much less 

 Put an ad on the AA county nextdoor.com looking for people . Or call some landscape companies and schedule them . Expect a minimum of $100 per person on the cheap end . Get a box of the heavy duty contractor trash bags for the men to load things in .  Have gloves and masks for the men , you dont know whats inside 

Send them a letter telling the residents that on DEC 12 they will be evicted and all their belongings will be put on the curb . And what usually happens is all the neighbors in the area will swoop in and take anything of value . 

Odds are they will move before this happens . 

I make an appointment with them to see the house , and I never show up 

We have a new administration coming in . I believe the new President will kill the EV mandate .

Gunshots , dealers on the corner , break ins , trash and junk piling up , hookers , gang signs , just the normal stuff
