Actually I am in charge of my rentals . If service is needed the tenant must let them in . Thats their responsibility . If they deduct it from the rent , they get charged for insufficent / late payment .

If that is in your lease, that is probably correct. If it is not then I don't think you are correct. Since you didn't mention this being in your lease, it sounds like you are incorrect.

Its good that you find out now that you are NOT in charge! A lease is much like a deed, you have transferred legal rights to this property to the tenant and have taken on legal obligations for the maintenance on the property.

So, you are NOT in charge as you have GIVEN certain rights to the property to the tenant. They aren't a guest like when you stay in a hotel. You have given the tenant many of your rights as an owner BUT only for a specific time period whereas a deed transfers rights permanently.

Thats how you run your business , not me

Thank you all for the replies. I have my HVAC guy scheduled for tomorow morning, and yet she tells me she has to work tomorrow morning. Prefers someone to fix overnight on sunday. whst do you say?

Tell the tenant that she has to have someone there to let the service guy in that morning .Thats the first time available .

I think you mean to ASK the tenant IF they can be there to let someone in. Otherwise YOU as the landlord will take care of providing access for the service guy.

If its not in the lease that the tenant has to let people in to do repairs, then the tenant could choose to bill you as the landlord for this work you're requesting if they wanted to be snotty about it.
No I meant "Tell" the tenant .  And if a tenant were to " bill me "  for their time  , that would give me a good belly laugh

Handyman to wire a hot tub ?   Never , ever . And without an inspection , Nope . Some how if their is an accident in that tub , kiss it all good bye .

I once ran across a hot tub where the customer mentioned it tingled when they were getting in it . I grabbed my multi meter and showed them the voltage in the water .  I looked at the wiring and it looked good , but it was a floating neutral somewhere else , I turned off the breaker ant told them to get a Master electrician out there .

If you find someone that will let you supply the materials and work for labor only and sign a contract you supplied , you have hired an employee , a laborer , not a contractor . And a general contractor would NEVER sign a customers contract

If you are hiring a legal licensed contractor , he will provide you with a contract .

@Steve K. Totally agree , and when a home inspector looks at a house built over 100 years ago and writes a report based on current codes .  Try to tell them there were not any codes back then and look the house is still standing
