Well I can tell you that stainless still is going to be more appeasing to the tenant. Something about stainless steel that gets the tenants get all bubbly eyed over a stainless steel kitchens. Honestly at the end of the day it's up to you and what you determine looks best in the gut rehab. I personally am a very frugal person but when I see cheap white appliances I automatically think exactly that. It's cheap white and tacky. However your rental your choice. -Matt Moore

Gail Kaitschuck how ridiculous of me to forget about the cash for keys! However she has horrible credit and no job to help her get into a new place and I'm dumbfounded as to what I should do. I'll try cash for keys but most likely it won't work. However I'm willing to do what it takes so first step is telling her that we are buying out the lease and she needs a place to move to. Second option is offer some cash to move her out. Third I'll talk to PM and tell them what our plan is and see if they have an option, we mainly just want her out so that way even if we have to pay rent for a couple months we don't have to worry about and unauthorized tenant ruining the apartment

Hey BP family! I'm back and with more problems than ever! My wife is currently living in Albuquerque, NM. She has a lease for a two bedroom apartment. She lives in one with her daughter and the other has her mom living in it. Due to unstated circumstances my wife is looking to get her mom out of the apartment. The kicker is that her mom isn't on the lease and will most likely put up a fight to not have to leave... moms not on the lease and my wife mainly just wants her out. Is there anyone that could give me advice on how to guide the situation. I'm planning on driving to NM Friday night to talk to the property manage company on Saturday. Trying to find any advice I can before I go down there. New Mexico, Santa Fe, Rio Rancho, Bloomington, Los Lunas, T or C, Los Cruces, Santa Rosa, Los Vegas, Raton. Sorry for the keyword spam, I'm desperate for advice!

Trespassing and theft! This can go a few different ways. 1. You don't care that it was removed and you just don't pay her because she was in the wrong. (Her mistake, therefor her wallet pays for it) 2. Sounds like the attorney needs to be called soon.

I live in fountain due to being military and I read the other day that they may be looking into building a commute railway from pueblo to ft Collins. That would most likely raise the rents in the future and home prices. -Matt Moore

Hey BP family! I've finally dove into the quest of financial freedom by house hacking. I've started to get more into posting and getting into discussions to help/learn. I'm reaching out to all of Bigger Pocket members to find what books I should read. With a goal of 1 book a week in looking to read a ton of books! Already read a handful but I'd rather you list again and I'll read it again. It doesn't have to just be real estate based book. I'm looking for any book that may of changed you life and helped lead to Financial freedom! -Matt Moore
