Tony Turner Welcome to the wonderful world of REI. I, like many, would suggest utilizing the vast amount of knowledge within the forums. Search subjects like "direct mail" or "wholesale marketing." This questions has been asked many times before so you'll you'll find everything you'll need to know while searching. Best of luck and if I may give some advice: take massive action, don't get discouraged in tough times, and always take a moment to write down why you want to do real estate. I look forward to hearing about your journey! Oh, almost forgot. Unload a picture so we can put a face with the name. For some reason, it increases responses in the forums :)

Also get in contact with Melissa Data about that undeliverable issue. I can't imagine why 40% of a list would be undeliverable. What was your criteria for the absentees?

Although there will be many valuable opinions on here, this might be a question best suited for a CPA knowledgeable in real estate investing and/or a RE Attorney. They will be able to listen to all your plans and desires, and give you some sound guidance. That being said, congrats on your goal setting and good luck!

By the time a deal hits an app or website, it's not a very good deal. Get out and network. Meet and build relationships with brokers. They know about deals before they become public. Any great deal or opportunity will be passed around the office, then introduced to the brokers list, and then if it isn't so great, it will land on websites and apps. Or so I've been told :)

Hey Frederick Woodfin Jr. I think I'll take a crack at answering your question with what I've learned thus far. The "little guy" serves just as much purpose as the big companies in wholesaling. You have to remember a lot of what we do has to do with timing and follow up. The bigger companies may have more reach when it comes to leads but if they call on the wrong day (i.e. Seller isn't motivated) and you call on the right day, who do you think will get the deal. I've never heard of any conglomerates who focus on wholesaling but in San Diego, I know of a few companies that are heavy hitters. Regardless, there are deals everywhere for a solopreneur and bigger companies. You just have to keep pushing and be prepared for when the phone rings with a motivated seller on the other end.

Like anything in life, you have to go through the weeds to get to the flowers. Unfortunately, there are uneducated (and unethical) wholesalers who do these things. The choice is yours but I wouldn't disregard all wholesalers just because of a few bad ones.

Kevin Armstrong Hey Kev. Welcome to the world of REI. I'm still in my "rookie season" so take my advice with a grain of salt, but I was in your same position not too long ago and wondered all the same things. Do I need an email and website and legal entity etc before I get started. What I was told, and it made sense, was to just get started. Get in front of people and get deals. Once you get some deals under your belt, then set up the technical stuff. Good luck with it all man!

@Tom Keith Thanks for the well wishes. I meant "competition" as a sort of poke of sarcasm haha. They way I see it with other wholesalers, we all have something to offer to one another and there are more than enough deals to go around. But I definitely didn't think of that. This may very well be the mentoring opportunity that could make a huge difference in my REI path. Thanks for that insight!
