@Andrew Fielder Thank you for your insight. As @Tom Keith mentioned, your 2 cents is worth more to me than you could imagine. It's quite ironic to think that I would be applying to work with the "competition" in my city but then again, is it really competition if we can all offer value to one another. I see a lot of positives to setting my ego aside and applying: If hired, i'll be able to learn a whole lot faster from someone who knows the business very well, I'll be able to escape my retail position, and i'll be able to save up capital and pay off student debts simultaneously. Thank you again! I'll think on it for the remainder of the day but I'm fairly grounded with my decision.

Good day BP Nation. First and foremost, thank you for all your contributions to the community. You have all been so helpful thus far. I am currently at a bit of a cross roads. I think I know the answer but I could use some guidance. So, without further ado, here's my current situation:

I work part time and am a full time student. I am 3 months into a direct mail campaign. I feel that my current marketing budget ($400) doesn't allow me to reach my desired incoming leads with an "average" response rate of .4%. This has led me to look for a higher paying job that will cover my current personal expenses while increasing my marketing budget. Upon my search, I came across a post from a local real estate investing company looking for a Field Sales Rep. I wholeheartedly believe I would be suited for the position, and it would provide a much higher income than I am currently making (so long as I get results). Strategically, it's a no-brainer to me. Apply for the position, and if hired, get paid pretty well in money and experience. But then, my ego jumps in, of course, saying "you've worked this hard to get your business off the ground..." "Why work with another company?..." "your first deal is coming. Don't give up."

To me, experience and money is the smarter choice. But, my ego doesn't want to put building my independent business on the back burner. Any advice is welcomed and appreciated.

BTW, wholesaling is the vehicle I have chosen if that is "need to know" information.

@Mersades Williams I know the feeling, and I'm sure there are many others out there that have (and still do) experienced it. I'm not an expert but I will say that I have picked up some very good advice here on BP. Don't worry too much about the small details when it comes to your direct mail. Just get out there and do it. Get a solid list and start mailing to them. Don't worry about an LLC until you have a deal or two under your belt. Don't stress over what address should be used for return purposes. You got this!

Excuse my curious nature but I would love to see the different perspectives on why you all chose real estate and what you like and/or love about it. Now, I've only been in "the game" for a few months, and have nothing more to show than some book smarts and a lot of "no's" from the leads I've come across. So, excuse me if my current perspective seems naïve or whatever you may call it. I have found that what I love most about my experiences is that thrill I get from the process. By this, I mean the sort of rush of adrenaline when mailing out direct mail, waiting anxiously for the content to land in mail boxes. Anticipating calls from these leads and preparing an offer that may or may not be accepted. And potentially moving forward to the day where contracts are signed and deals are closed.

I'm sure most of you can agree that our day jobs just don't offer up that same thrill as we sit behind our desks or, for myself, accept returned clothing from unsatisfied customers. And sure, I could probably get the same experience from skydiving or bungee jumping but then again, do those activities offer the same monetary return as real estate? Not usually.

Back to the question at hand, what do you like and/or love most about real estate? And, if you so choose to add, what don't you like/love about it. Open to newbies and veterans alike.

thanks @Brian Lacey for the recommendations. I'll definitely look into those podcasts and also study up on the niches you suggested. I'm in the middle of fielding calls from my most recent mail campaign on my downtime from school and work. So it may be slow and steady learning for the time being.
