Starting Out by Wholesaling

Hey so I am new in the DFW real estate market and in real estate investing. I want to start out wholesaling. I wanted to ask if anyone knows how to obtain leads for sellers? I have created a mail marketing campaign by sending about 1000 postcards to absentee owners, is that a good start? Where do most people get the list from because I bought a list from Melissa Data and 400 of the addresses were undeliverable so is there a better site? I am seeking a mentor who is a real estate investor in the DFW area, so if there is anyone is looking for help and are is willing to teach please let me know. Thanks you

I can save you some money. Go to Walmart and get a $3 window marker and write "CASH 4 HOUSES on your car window. Then just filter out the contractors, home staggers, and unqualified people looking to rent and keep the wholesalers, sellers and buyers when they start calling. I built my buyers and local wholesaler list very quickly with this strategy.
