If I understand you correctly you want to purchase a house to live in and finance the purchase using hard money?

Most hard money lenders only finance business purpose loans, reason being the differences in the way the laws are written between consumer lending and business purpose lending.

Just got an off-market deal sent my way in Kern County. Property is about 50-60 miles north of Santa Clarita. 

3/2 1456 sq ft. 

Purchase- 115k

Rents- $1250

I interpreted your 1st question differently so hopefully between me and Guy we can answer what you are looking for.

1. A hard money lender is going to want to see that you have the liquidity to make the interest payments. So they are going to ask for proof of funds. This would be where ever the payments will be coming from i.e. bank account statement, line of credit, SDIRA, etc.

2. Whoever you want to be on title, whether that be you or a corp or llc.

Long gone are the days of the low hanging fruit. Good deals are hard to come by... But there are and always will be deals to be had in SoCal. 

Unless you want to market directly to homeowners, I'd suggest network, network and more networking. Attend meetup events, talk to some local agents/brokers in the area you are looking to buy, post an ad in the marketplace here on BP, Craigslist etc.

Not sure I agree that profit margins have been compressing since 2012. I've noticed the margins have gotten better compared to this time last year.
