As someone looking to do my own direct marketing to sellers, I'm hoping to hear some successful strategies that are being used currently in the Southern California market. 

The masses seem to preach direct mail as the tried and true way, but like Alex mentioned, in this competitive market is direct mail a viable option for those who don't have a budget of $3,000+/month.

Any feedback and statistics (response rates, deal conversion rates etc.) from people currently doing direct mail in SoCal would be greatly appreciated.

You are correct that if the deal is a true deal, finding financing will not be an issue. However, like others have stated, it's never a bad idea to get pre-approved. This helps expedite the funding process when you get a deal under contract and often times the time you get to close is limited to a couple of weeks, so getting that part out of the way is helpful.

Also, talking to lenders before hand is helpful to get an idea of the type of people your funding partners are. A hard money lender should be a valuable asset to your team, and you should feel comfortable that the people on the other end of the phone are integrious and reliable.

You don't necessarily need to invest in a larger project because your using leverage (keep in mind most lenders have a minimum loan amount of $50k). You can still work on the small project and keep actively looking for new ones and if a great deal presents itself you have the means to jump on it.

Hello BP! 

I have a client who is scheduled to close on a short sale with Chase tomorrow. Due to the fact he was able to acquire this property at a great discount he has multiple exit strategies he is considering. One of which is to sell the property (there are no deed restrictions) to an investor who can pull off a high-end luxury flip. 

A recent appraisal has valued the property at $2.8m as-is, and depending on the type of rehab/remodel (I've heard estimates of $600k-1.2m) you plan to do you can re-sell the property after it's all fixed up for anywhere between $4m- $5m. He is considering offers in the $2.5m range. The house next door at 591 Balboa is in escrow for $5.2 MM (estimate) with a back-up offer. Balboa has 200 sq. ft. less than this property with slightly better views.
