I would say most HML's are asset-based and don't require a certain FICO score. Check out the Hard Money Directory here on BP and click on your state for a list of lenders in your area.

Hello BP. My name is Matt and I've frequented this site for over a year now so this is a little past due.

I got started in RE in 2013 after I receiving my degree in Business Finance from Cal State Fullerton. After passing the real estate sales person exam I started working for a firm that specialized in wholesaling SFR's. I've since transitioned to the lending side of the biz; working with a hard money lender based in Orange County.

BP has been instrumental in my getting started in RE. The forums, podcasts, beginners guide, BP blogs has provided such a breadth of information and has been an invaluable resource for me getting started. I now want to make myself available as a resource to others and expand my network through BP.

Looking forward to a talking and meeting new people.
