Hello all,

I currently have a 4-plex in Newburg under contract. This will be my first multi-family buy in Louisville, so I'm still refining some of my cost estimates. Does anyone have an idea of what I might expect to pay each month for insurance costs? Also, does anyone have a insurance/broker referral they'd care to share? Finally, any advice on what I should include in the policy to make sure I'm fully covered in regards to manmade and natural disasters?

Hello Louisville BP Community,

I'm currently analyzing a six unit (all 1 bedrooms) multifamily property in the South End. According to Redfin, the owner pays water, trash, and sewer. The tenant pays gas and electric. As I'm not currently living in the City, and having never owned a multifamily property there, I'm at a loss as to how much I can expect to pay for utilities each month (can the util. companies provide this info). If anyone has a ballpark figure, or can point me in the direction of where I might ascertain this information, I'd be very appreciative. I know these figures can vary widely between properties, and from location to location within a city, but I just want to get a general idea.

Hi Jerry, I'm also new to real estate investing, and also looking to purchase out of state. BTW way I live in Lake Forest. I've been analyzing a lot properties in my target city, 2-6 units, around the 300k range as well. Don't know if you'd be interested, but because I'm new to the real estate game, I thought it might be advantageous to start a local RE meetup group. Hi Shawn, I'm in the process of getting my pilot's license and have been flying out of John Wayne. Chances are we've talked at some point. Also, I'm originally from Louisville (now living in Lake Forest), and a newbie investor. As you mentioned, your dollar goes much further in Louisville than it does in California, and because of that very reason I've been searching the Louisville market for investment opportunities.
