Post: How to Make Homevestors stop calling??

We have an investment property in my wife’s name (our first house) and more so recently than ever she has been getting harassed by Homevestors. Either a NC or IL area code. They have been calling 10-15 times a day. She is on the do not call list and has already reported this every day. It would happen only once or twice a day every few weeks but lately has been 10 times a day, every single day. They don’t leave a message, it’s actually a live person when she awnsers. She’s told them so many times I have no interest in selling to stop calling. It’s bad enough we had a call with an attorney last night about a TPCA suit. Seems too involved at this point as we have to play along. 

Already blocked every single number, it changes every call. Just looking for some advice for things that people may have done to get this to stop. If anyone has a contact at Homevestors that I can reach out to directly to get her off of the list.

First tenant turnover I am having at a property where I secured the tenant this far in advance. I feel like I should get some kind of deposit at the signing of the lease but understand I should not accept the First Last & Security yet. Do people typically ask for the 1st month (or security deposit, call it what you will) at lease signing? Rent is $2500 a month and starts 9/1. Lease signing will take place 7/8.... Or is a smaller amount exptected? I want to make sure I have something as a non-refundable deposit that will go towards the rent and want to write it in the lease. Curious what other experiences are right now.

Need to replace some flooring in a new rental I purchased. Doing vynil plant in the basement, already a vynil in the 1st flooor…. On 2nd floor: 3 bedrooms, hallway and steps……Torn between refinishing hardwood VS Carpet VS Vynil over top. 

What is everyone experience. Looking for cheapest long term option. Understand hardwood is preferred for sure but wondering if it’s better to cover and rehab for resale??? Carpet the cheapest but know that can be an issue. Currently it was terrible carpet over hardwood. Received a quote for $4500 to remove carpet, rehab floors and install shoe mounding.

 Just cosmetics really. New paint, new flooring and refinishing hardwood floors. Also have to replace a shed roof down to most of the plywood. Paint is terrible throughout but they used dark colors with semigloss paint and it shows their poor ability to spackle. Wasnt anticipating this as much.

Have a 1,500 sq ft house that needs a paint job. Ceilings, trim, some minor wall repair on poor spacklijg jobs. Been hard getting painters out to give an estimate. The one I usually use quoted at $5,200. Curious what people are paying these days. Been about 5 years since I’ve had painting done. 

Just curious if those seems to be going rate for mid grade paint today. 

House is in Philly burns, vacant and floors are covered with old carpet that will be removed so no need to cover.

I live in PA and have a PA LLC... I am looking at purchasing investment properties in NJ. I was curious if anyone who has done this has had to pay any sort of tax or file a NJ State return? I just want to make sure I account for all of my figures when running the numbers. My accountant usually take a few days to get back to me and I may need to make a quick decision on 1 particular house.

Hello,

I am curious to see if anyone has experience with the city of Burlington NJ. Are they landlord friendly? Anything different from other areas. I typically invest in PA but looking at some properties in the area and really curious what I could expect. I looked through their rental liscense and inspection checklists on the twp website and seems standard. Just curious of other peoples experiences for the inspection and also if you needed to evict a tenant?

Post: Philadelphia Tri-plex (3 unit) Fire Code?

Buying a 3 unit property in Philadelphia. Appraiser is requiring a hard wired fire alarm to be installed. I have been looking on-line through the fire code for Philadelphia and trying to find out specifically where it says this so that I can show the seller. Does anyone have any experience? Have a link or a good resource that could provide this info? Know of any exceptions to the code? (seems like there are a lot of exceptions for other types of buildings).
