Post: Eviction? Bensalem Bucks County PA

Found out a tenant passed away in the one of my units. Went over to the property and tenants "friend" was there cleaning it up. She was in fact there and documented when he passed away. She was told by executor she could have any of the items that were in the apartment. She said should we get them by Friday. Now she says she staying there and theres nothing we can do about it. Executor is terminating the month to month lease. I believe executor already turned off the electric as it seems she has an extension cord running in the hallway electric. I am assuming gas will be shut off very shortly as well as th executor put it in motion.

Is step 1 going to the police with the lease and say she is trespassing? Do I have to evict since she is NOT on the lease. Assuming I have to deal with her as a squatter. Is it illegal if I just go in and change the locks the next time she leaves.

Has anyone dealt with this specifically in Bensalem Township of Bucks County PA? It is a 9 unit building.

I currently have 3 properties that I manage on Avail.co and I like the software. I have the opportunity to take on a few clients buildings as a property manager. I am looking for software that would work well for a few growing units that I will manage for myself as well as a few multi-unit buildings that I will manage for other investors. Basically I would like the option to be able to pay the other owners right from the software, set it up so that it would alert them when repairs are being made or leases are renewed etc but also not be too expensive so that I can still turn a profit and possibly keep growing into more units.

Anyone out there have anything they can recommend? I am currently reviewing TenantCloud which would be $35 a month and seems reasonable. Just want to make sure I see what other people think as I would like to start and stick to 1 company.

Looking to see who seems to be coming up the most affordable rates for Landlord policies offering Liability coverage and loss of rents. What companies are giving you the best rates?

I am a Realtor and investor right outside of Philadelphia in Montgomery County Pennsylvania (Blue Bell/Ambler). I have been looking for a market where Multi-family properties produce good results (say maybe 1.5 %) where at least 1 unit will pay the principal/interest and tax. I have been running numbers on the Reading, PA area and they come out great. I have a few friends who have been able to direct me to the safer neighborhoods and also like that there are numerous property management companies located within walking distance. Been researching Pros/Cons of owning investment properties in Reading. I see they have an extremely high transfer tax and the actual municipality can be tough on investors. I plan on keeping my properties up to date and in good condition so that does not concern me as much.  I am definately hiring property management and already scheduled an interview. My main goal is cash flow and debt pay down. Planing on buying a $100,000 property with a 15 year mortgage. 

Does anyone have any experience in the Reading, PA market. Anything I should be looking out for? What were the worst things that you dealt with? I always like to find out the worst people have dealt with and make my decisions based on this.

Post: Philadelphia, PA Zoning change Duplex to Tri-plex

Hello, I just purchased a Duplex in West Philadelphia that was being used a non-legal triplex (there was a 1 bedroom unit in the basement). After going through L & I issues it was converted back to a Duplex before the sale. I am looking to try to change the zoning from Multi-Family duplex to Apt 2-4 units. I believe it should be possible. It is a corner property and many similar properties in the neighborhood are set up with a business on the bottom floor. I am looking for any advice on where to take my 1st step. Do I have to contact an attorney or can I take this on myself? I have been searching on the cities zoning website just not exactly sure where I should start. Thanks in advance!

I have my first investment property. 2 Tenants (boyfriend/girlfriend) signed a 2 year lease with first, last and security. Moved in 6/30/17. Paid rent on time so far. I get a call stating they are breaking up, tenant 1 wants to stay (and he can afford it all by himself based on pension). Tenant 2 states she also wants to stay but can not afford the full rent and refuses to leave (hearing this from tenant 1). They can not co-exist in the house together. If tenant 2 does not leave, then tenant 1 will do so. Basically will then need to go through eviction which I am trying to avoid at all costs. Home is located in Montgomery County Pennsylvania, just outside of Philadelphia. 

Has anyone ever had 1 tenant forcefully removed from a property while another tenant stays and a new lease is created? Is there any legal rights a tenant has to remove a non-paying tenant who is also on the lease? My though is as long as rent is paid, neither tenant can be removed. Just curious if in anyone elses experence this is true in Montgomery County PA.

Also, looking for recommendation of an eviction attorney.

Post: Ordering a Flood Certificate

Hello, I have a property that I am looking at purchasing. The current owner has a mortgage and has never been required to have flood insurance. Some of the neighboring properties are required. Before I get any deeper into the transaction I wanted to order a flood cert so I would know up front. I tried Corelogic but it appears flood cert.com is only for lenders. Any suggestions?

Thanks for all the responses. I am not an attorney, in this case I am the clients Realtor selling the condo for them. I have been fortunate enough to not have to deal with this in my rentals. From what I am told the tenant actually has (or maybe had) good credit, good income etc. Was going through a bad situation and my client was a little too lenient on him and as soon as he found out he was going to sell after the lease was up he left. My client would love to recoup the money he is owed but at the very least does not mind a headache to make sure the tenant is at least affected but being so malice.
