Post: Tenant owes back rent, best way to go after them?

A tenant has moved out of a clients property and owes 2 months of back rent in Philadelphia, PA. My client is curious what is the best way to go after the tenant, to sue in small claims court or to try to hire a debt collection company?

Hey Mike,

Very nice to seen another Ambler residenton BP. I have been a Realtor for 10 years over at the KW office in Blue Bell and Conshy. I am not starting to get into investing myself as well as I have been helping. Let me know if you ever have any questions about properties in the area. I usually see all of the mult-families and below market priced homes (foreclosures, estates etc).

Hello, I have a property across the street from a current investment property that I own. It went up for sale about a year ago by a REO company but was taken down in 2 days based on the foreclosure paperwork not being in line. The property now has been shut down by the township and listed as uninhabitable etc. I can't seem to find any foreclosure records on public record or even something showing "pre-foreclosure" on RealtyTrac. I also searched through county sheriff sale records and am coming up short. The neighbor said previously that the owner told them she couldnt afford the house any longer so she just moved out. I am trying to track down whoever owns the property to purchase it.

Does anyone have any experience on other ways to find out if foreclosure proceedings have begun?
