you can focus on finding a deal, get it under contract then go to local rei and do a presentation about it and take offers...N Va has a good one...I think with amazon coming you'll have more new investors flocking....

you should get funding takers...

if you come down here to NE Florida Jax Rei with your deal, if its a deal, and present it, someone will fund it..or even chase you down in the parking lot and beg you to take their money..possibly.

- be numbers oriented, and execute on the numbers...dont be swayed by an agent, so to "not step on anyones toes" ..be ruthless

- be polite, friendly, professional, trust no one....no one is your friend in a business transaction.., only a resource..good or bad.. 

- keep executing action, even though others might shame, criticize you because their opinion is different vision and belief and math..

- do not give up your power to another..

- dont take shortcuts to save a dollar and lose $1000 doing so....

- be open to teaming, partnering, but have contract, lawyer, 

- fail small and little forward.......rather than some massive whipeout..

selling is not a mistake unless its an upsell, and you transfer it to a better cash flow asset...

Im kicking myself for ever selling my N. Va property....

but this is not just because of the recent Amazon move..

I might offer my first time lease to own on a property i own, NE Fl, arv225k, owe 50k, renting currently $1400 managed outsourced...this one is not in an llc co name.

(id be the bank, they offer a suitable down payment, and we agree on price and terms i assume.. id like to master this and make as an  option ive never considered before....may i ask...

Q. is this a special contract you have available i can see that offers lease to own as one?

Q. is this done with closing as any other transaction

Q. any need to know? 

Q could you summary actionable steps to execute?

q, why arent these being done more?  seems more upside than down.

(I will explore on BP in depth for existing info, wanted to put this out there....thx)

@Quinyana Mosley Sometimes aligning with a person who thinks bigger than you can stimulate action and bigger opportunity... It does take putting yourself out there, some exposure, aligning with other people's time experience, money, ... It's scary stuff...

best part time employed hourly job related to real estate might be working part time from home for a big real estate speaking educational, promotions company...or a real estate retail or wholesale office ....

some agents do this..
