My realtor generated my list for me using criteria I provided. I had him generate a list for multi-family units in specific zip codes where the owner has held the mortgage for at least 10 years. I then scrubbed the list for properties I believed would work for me. Once I worked through the list I compiled the addresses and sent the mailers. 

Because I do a little research when I go through the list prior to mailing I shouldn't have to take too much time when they call. I also believe this method eliminates deals coming in that may not be worth it. The potential sellers should be receiving them this week. We'll see how it goes! I hope this answers your question.

@Yacine Rimmo Good luck and thanks for sharing! This discussIon was helpful as I too started my own off market campaign and was wondering the same. What kind of marketing are you using? I started using direct mail via a targeted list from my real estate agent. Best Regards

Post: Listsource.com and Number of Units

Hello Everyone,

I am currently attempting to utilize listsource.com to generate some leads. However, I am having difficulty producing a solid list. It seems whenever I add the criteria under Property and select "Units - Number of" my count goes to zero. For example, 

Geography - I have selected by County 

Property - I select Units - Number of. I then type 2-4 units

Upon adding the units to the search my Count goes to 0

I have tried 

Geography - I have selected 13 different zip codes

Property - I select Unit- Number of. I then type 2-4 units

Upon adding the units to the search my Count goes to 0

I have also tried using the entire state as my geographical area and that result returns over 22,000 hits. I am looking for a more refined area, such as zip code or county as listed above. 

Has anyone else run into this issue? Am I doing something incorrectly with the format and how I enter the criteria? Is my search area just too small? This is in the Lehigh Valley, Pennsylvania. Any help is appreciated! Thanks!
