I would just poll some investors in the area. We recently had a Nashville meetup and the guy that started it just threw the idea out and a lot of people responded. Nothing formal, no speaker, just networking, hanging out and learning from others.

Those look incredible. I love the idea. What were the indicators in your market that made you decide to build smaller homes for rentals like that?

I dont have any websites I turn to for market analysis specifically, however, if I'm searching for rental rates I usually look at the area I'm interested in. Call up property management companies, call "for rent signs" and check Craigslist for rentals in your target area and just ask what the rent is as well as what condition the property is in. That will give you a good idea as to what the variances in that area are. Another trick is post a for rent ad in the paper before you buy the house. If no one calls, either the price is to high or it's just not desirable. If your phone rings off the hook, the price is close to target and it should be easy to rent out.

@Meridith Peratikos I just recently went PRO with my membership for a few reasons. One, I absolutely agree with @Jim Wilcox in giving back. People can either spend thousands with the "gurus" and get various resources. However, BP provides all the resources necessary for FREE! The paid memberships help BP continue to provide all the great info that they offer. I'd rather spend a few hundred and be part of a community than thousands and be part of a group. Also, for me, the calculators are extremely useful not only for finding out if a property will work but also just practice. I love practicing how to analyze a property. That and being able to have a property analysis that I can customize with my logo, print and show to lenders I may work with. The last thing is the file place and being able to watch every webinar. Having access to all the resources in the file place are nearly limitless. I believe that once you reach a certain point in your career, you may become a pro at what you do, but, until then this is an incredible resource to further your career.

Lenox Village to Nolensville is growing pretty well. Not sure on the areas you mentioned but there's certainly some development going on so I would imagine it will follow if it isn't already.

James, I haven't started yet. I'm getting my marketing together and in place while I'm researching the markets. Because I'm just getting started, I'm digging for lists so I'm not just doing blanket marketing. I also plan on driving for dollars. How about yourself?

Anyone in the Middle Tennessee area that has a good recommendation for a title/escrow company that will do assignment and/or simultaneous closes? Looking to BP before I start knocking office doors and making phone calls.
