Market Analysis Websites?
Hello all,
Anyone have any suggestions for more information on market analysis (i.e. Rental rates, gross rent multipliers, cap rates, demographics, etc)? I was just looking over Rentometer and Zilpy websites and was curious if anyone has used these sites or others? Regarding rental income rates in a particular market I was watching a video from Brandon Turner and he mentioned he uses a map feature on Craigslist which seems like a great way to obtain the information. I wanted to see if anyone has any suggestions.

I dont have any websites I turn to for market analysis specifically, however, if I'm searching for rental rates I usually look at the area I'm interested in. Call up property management companies, call "for rent signs" and check Craigslist for rentals in your target area and just ask what the rent is as well as what condition the property is in. That will give you a good idea as to what the variances in that area are.
Another trick is post a for rent ad in the paper before you buy the house. If no one calls, either the price is to high or it's just not desirable. If your phone rings off the hook, the price is close to target and it should be easy to rent out.
