Has anyone ever used one of these loans to buy a multi-family property and if so, how smooth did it go? I'm working on talking with some lenders right now but I heard that as long as you stay in the areas that are eligible for the acquisition of property and fall into the right income category, you can buy properties 90% financed. Any experience or stories?

Wholesaling is anything but easy. I've learned a lot about wholesaling from the podcasts and Brandon's webinars; I recommend you give them a listen. Wholesaling takes a good amount of knowledge in many aspects of real estate investing including (but not limited to) estimating, marketing, planning, negotiating, etc. Good luck with your real estate career and read, read, then read some more.

Does anyone know what a typical LLC will cost to form (in total)? I live in NJ but am willing to set it up anywhere as I believe that doesn't matter, right?

Hey Dave, thanks again for the feedback!

It's funny that you mention the oil tank inspection because I was actually just talking with my attorney (who invests himself) and he swears by those inspection. Never does a deal without it, especially in this part of New Jersey. And I was actually just starting to look into how to go about staging. Does it really make that much of an impact?

Thanks Rodney! I concur with a lot of those rehab costs as they are in the same ballpark as what it costed me to do my personal home. I guess it really does depend on the area/size of house you are going for, I just didn't know if maybe there was some kind of formula or general "rule of thumb" that I might be able to use to get a good idea. I guess it's best to stick to one area right now and really get it down before I broaden my search. Thanks for the insight!
