I have a 70 foot wide lot in Toms River with 2 HOUSES ON IT...and it's on the water and in a flood zone. Would it make sense to look into buying it and renting both out? I've heard that houses in flood zones need to be raised but I've also heard there are ways around it. If the numbers, as far as cash flow for each one, make sense, is this worth doing or am I getting myself into trouble?

You are basically deciding to start playing golf by trying out for the US Open.  Don't waste your time.  You aren't ready yet.

I kind of sensed that you were but I wasn't too sure. Thanks for the advice though, that sounds like the right thing to do. I'd rather save the initial start-up fees for the LLC and put them into something that will make me more money. Maybe put them towards using direct mail.

I know this may be a silly question, but I'm still very new to this site and I don't see anywhere that explains it. What does the "vote" and "award" functions mean in a discussion and how do you "@" someone. I've tried just typing the symbol but it never triggers what looks like its actual function. Just trying to get the elementary stuffdown first before I dive into the rest of BiggerPocket's resources.
