Charles makes a great point. If you haven't joined your loac REIA, then you need to. Consider this your first task from your BP accountability group, and let us know when and which one you joined by the end of the week :)

That's how I did it as well. You will find like-minded individuals just like yourself. I have two seperate accountability partners/coaches, one I met at our REIA meetings and another from the brokerage I hang my license at. I meet with them on a bi-weekly basis and put together action plans and reveiw what we did, or didn't get done.

Be realistic with your weekly goals, but also try to push yourself a bit into uncomfortable territory. I.e. make some calls, talk to sellers, etc. whatever fits in your strategy.

One of my biggest areas for improvement was also being realistic of my failures and to be honest with my partner and let them know if I did not make enough calls this week, or put out enough signs, etc. This was the toughtest part for me, but also what opens your eyes the most as well.

Sorry, that went on a bit to long. I think having an accountability partner is a great idea and has worked well for me.

Jeff, while you have a hugely valid point, I think we can all look at what we do and take out the "tasks" that must get done, but could be done by anyone. (i.e. signs, marketing, posting ads online, stuffing envelopes, running paperwork around for signatures) and can have someone else do that while we focus on the $ producing activities like lead generation, appointments, negotiations.

That individual may only cost 15-20k a year but could possibly double your production or even triple it since you are free to create more business or handle the deals that really need you attention while you are still filling the pipeline with future business. While I don't know your particulars, but if you are creating 100k in profits a year, I would love to pay someone 20k to make an additiona 80k and releiving the tasks associated with increasing that revenue.

In the end, I think Gerber forces us to find a way to put our efforts into motion without our direct and constant imput, to systemize everything. To replicate our businesses. To enable us to open up a new market if we so choose.

Imagine how wonderful that would be. To know that your main operation is running, and you break off into a new market, implement systems, rinse and repeat.

Often I think our egos get in the way, mine included, that we think our business is successful because of our direct effect in it. We even put our names in the titles, which makes it even harder to break away.

Whoops...Sorry bout that Jon. Sometimes it's hard to turn that off in my head.

But again, to reiterate, you may not even need to branch out of your market too far. Take your experience with wholesaling and locate the buyers in your area and see if anyone is looking for a cash partner, I believe Jon called it "bankrolling", you provide the downpayment cash and they obtain the rehab funds and manage the deal, you get a percentage of that.

You should be able to do a couple of those, learn a ton, and be in a position to do your own in not too long.

Ok, still learning, but is this the point when the thread goes private? Have we arrived?

In regards to the OP, I agree that the current educational system is systemically broken. I went to a private school, but even though my parents paid a premium, we still received a lackluster education due to the $per child was still less than the public schools - since there was no subsidy.

I like the idea of privatization with credits to apply to school of choice.

I vaguly recall of a school in Chicago I believe, (don't flame me as a moron if I forgot that specific point) that gave the students monetary bonuses for grades and test scores.

Any opinions on that? Giving "kickbacks" or "bonuses" to students and not the teachers who excel? After all, isn't that preparing them for the real world? Big bonuses to the big dogs?

Thoughts?

You may consider partnering with some flippers and taking a 50/50 split of proceeds. There are some great markets where you can get alot of bang for your buck with the funds you have available.

The planet is in a warming trend, and will innevitably enter into another ice age - the question is not if it's happening but when.

We skype all the time, I have family in Europe, friends in the Middle East and Coast to coast, skype is great.

you can get cheap webcams for $12 at larger computer supply stores. Your internet connection is more important for skype than your web cam resolution. So you really don't need any bells and whistles.

Just curious, still learning the "ropes" here at BP, I have noticed that some of my favorite threads to follow seem to get to a certain level of responses then get moved tover to a private discussion.

questions:
1) Why?
2) How do I become a member or that group?
3) If I contributed to the discussion, why can't I continue to contribute, why do I get locked out of it?
4) If it's private, why continue to have it show up on the feeds for those of us who cant read them?

If someone could point me to some of the answers here that would be fantastic. This has happened several times now.
