Some interesting point here, the commonality is that they all vary. All brokerages, even the "Big Boxes" are can beindependently owned and operated. So while they have to hold certain corporate standards, they have flexibility in many areas, like costs, overhead, dues and fees.

Keep interviewing, you just haven't spoken to enough brokers. Go speak with the Keller Williams office in Carey and hear what they have to say. I'm a big fan of their systems and training which are all online and at your own pace.

I am also part time, also an investor, and no one has ever asked me to committ to board duty, make a minimum number of appearances, or anything of the like.

Just visit with more offices 'till you find a fit. I promise you they are out there.

Same issue here, but very infrequently, kind of hit and miss, only happened twice on my ad.

Can't find a specific reason that triggers it.

-To create 6 months liquid living expenses.
-Drop the W2 job and do real estate exclusively.
-Complete 16 Retail Transactions.
-Add a property to our Hold Portfolio
-Complete our First Flip and reach for (2) next year.
-Bring on Wife full time so she can quit her job as well.

Have all of our "Dream Team" In place - Accountant, Attorney, General Contractor, Handyman, Insurance, Subs, Hard Money, Conventional Funds, Private Funds.

I can generally filter my searches in MLS with keywords, like "AS-IS, Corporate owned, Fixer Upper, Sweat Equity, Short Sale."

These will bring up properties for my investors.

Also, know your market area. If in your zip a 3/2 goes retail for 140k then only look for those 3/2's from 60-90k which will help get rid of the retail properties in your search.

I don't know of a way to see if anyone has equity without talking to the seller directly, agents usually don't divulge that info to you about their clients.

Have them play with a combo of both strategies. Unfortunately you will be looking at alot of listings either way, but that should help.

You may need to look into direct mail strategies where you can look for homeowners that have had their properties for quite some time and see if anyone needs to sell.

Thanks Charles, I was hoping you would chime in. Do you use the pre-made chart of accounts or do you set up your own, or your client's?

I have a nice chart of accounts from our KW office based off of the MREA book by Gary Keller.

Also, otehr than the extra (paid) services/support, where does everyone go for tutorials and set up guides? I found some on you tube, any otehr places?
