If I don't know you well, I'd want a good bit of detail on your experience and track-record, and a clear idea how the remainder of funds you're looking to raise will be achieved (along with a contingency plan if you can't raise them).

Pictures are always good too...

I have learned alot from reading J's blog and looking at his spread sheets, it has made me much more detailed in my goals and presentations. Thanks for that J.

Even if you are not a numbers guy, but a "go with your gut" kind of guy, my gut still like to see the numbers - or at least know that you really know them too.

With 90k coming in, can you find a way to live on 70k or even 60? Putting 20-30k aside your first year and using that as your start up funds?

If you are looking to break away from the 9-5 in a few years how do you plan on replacing your monthly income?
Cash Flow? Rehabs? Wholesale?

I think Jake and Rachel make some great points, you MUST be tenacious and need to find a way to create cash(consistently), but don't forget that you need to be liquid, have 6 months or better of living funds aside because there is nothing surprising about suprises - they ALWAYS come up and ALWAYS cost money, expect them.

and yes, This can and will work.

You can always become licensed and help buyers and sellers to make some quick cash and also learn your markets, get access to MLS if you don't have it already, and network with other agents and investors to help them with their deals.

My wholesale marketing was getting me tons of short sale and/or retail leads that I used to refer to agent friends, now I just list them myself and can create 4-8k/mo in additional cash flow.

Works good for us.

Eric makes a great point, put your offer together and make them submit it.

It's amazing that anyone these days is pushing away offers.
