when I started my construction business at the age of 20 my goal was to retire by 40.  Now when I look back I realize that I have lost track of my goal because I did not have a concrete plan on how to accomplish it. Now when I am 38 and look back those 18 years seem like an instant.  Although I had the freedom of being my own boss I have no passive income.  This year I decided to change that. My goal for this year is it get one or two rentals and go from there.  My freedom number would be $ 15K a month, but I guess the first $1k will be the hardest and that's what I need to focus on right now. I guess what I am trying to say to all of the new investors is don't procrastinate. Look for the first deal make sure it makes sense and take action.

@Samuel Gostnell what you just talked about. Property is relatively cheap the base is close by and you don't have to worry about them not paying. My friend used to live there he is now retired marine. He has two SFR in 29 palms and they rent okay.

@Cabri Griffin can you add value by an addition ? I used to live in that area and some of those properties have nice yards. Guest house ? Just an idea.

If you find a good source for retrofit windows you could do few units at a time. They are super easy to put in and you would not need to patch anything. Not only will it save energy for your tenants, but they will feel more secure. Upgraded windows are visible from the street and it might generate more interest from potential tenants. Just my 2cents.
