Prospecting my way to Success!!!

Hello BP Community,

I wanted to formally introduce myself, my name is Tiziano and i`m an aspirant investor in San Diego, CA, full disclosure i`m also a Realtor, i`m starting a wholesale business to propel me towards a broader investment career.

Today i sent my first batch of mailings as i`m prospecting for a SFH 3 bed 2 baths between 1100 sqft and 1600 sqft, i pulled a list of 500 absentee owners that bought their property before 1997, i`m marketing to them with a classic yellow letter with A2 Ivory invitation envelope, i hope to get around 5% response, i will also follow up with a postcard, a white letter and a zip letter once a month before i drop the list and move to the next one!

I`m also sent letters to 5 divorcee and 2 to foreclosure, i will do this every friday adding new leads to my mailings, i`m also planning to follow up once a month with them with a more aggressive approach for the foreclosures once the date of sale is announced and approaching! I will also start driving for dollars in the next couple of weeks since i did not have my car recently.

I was hoping you guys could chime in with some suggestions or critiques, i would love to hear from everyone and hope we can have a nice discussion and also sharing anecdotes or stories!!

1-1.5% is avg direct mail. 5-7. % is a stupid home run most guys that get the higher returns typically mail their list 5-9 times. avg, contact with a sale is 12 times, based on statics mailing list if possible 13 times would pull maximum buyers from list, I have found based on my experience, after 14 dimishing returns begin to come into play.
