I found the sellers by cold calling. Direct mail works very well and I plan on using that method in the future but it requires follow up.

I am a wholesaler and I have a seller who has agreed to sell his property and go under contract with me. However he wants to close at his closing company. My problem with this is that not all title or closing company’s are investor friendly. I’m afraid their closing company will ruin the deal by saying something they shouldn’t to the seller. What’s the best way to go about this?

You can find plenty of p&s agreement contracts online. I use one from an investor called Jerry Norton. He’s been in wholesaling and real estate in general for a very long time. He has a YouTube channel @Jerrynorton. You should watch some of his videos. He also provides all the documents he uses like p&s contracts, assignment contracts etc.

I have been trying to get my first wholesaling deal by doing an assignment of contract. I have a couple sellers I just sent contracts to.

The problem I have now is they both sent the contracts to their attorney. I understand why they did it but my question now is am I going to be able to close with at my attorney to make this deal close as smoothly as possible.

Hi BiggerPockets community. I have been cold calling for a while now using no scripts but I want to outsource my cold calling to a VA and using a script would be a good way to train them. What are some scripts you guys use or where can I find these scripts? I know there are a lot of them out there but I'm looking for the ones people actually use and have the best results with.

What’s your go to as far as a CRM for your business. I know a CRM can be extremely helpful in helping you stay organized and efficient with your leads.

I currently use freedomsoft but it’s not the most user friendly and it’s quite expensive. What’s CRM do you guys use or recommend?

There are a lot of ways to get in touch with motivated sellers. You could try direct mail, sms blasting, bandit signs and of course Cold calling. I want to improve my cold calling abilities and improve my efficiency when calling motivated sellers.

What are some tips or tricks you guys or girls use to maximize your efficiency when cold calling. Do you comp. a property first then call, or vise versa? Do you follow a specific script? Do you call at a certain time of day? Any feedback is appreciated :)
